OUR SERVICES

Clark County Property Management Inc. is a full-service real estate brokerage. We manage home rentals.  We also help our clients buy and sell real estate.  We have many clients who are investors and live out of state.   Whether you are local or out of state, we can help you with all of your rental, purchase and sale needs.  

When we accept a new rental property to manage, we take a short tour of the property and give the property owner an estimate as to the rental value. We write the advertising. We use several Internet sites (Craigslist, etc.) for our advertising. We also have a sign installed on the property with flyers and applications in the flyer box.  We aggressively market your property to avoid costly vacancies.  

When applicants make an application for the rental, we screen them very carefully. We order a credit report. We verify their employment and landlord references. We find good tenants that are stable, pay their rent on time and have good references.

When the tenant moves in, we collect a deposit, along with the first month's rent. We deduct our commission and pay any repair costs, and send the rest to our client, along with a detailed monthly Income & Expense Report.

At the beginning of the rental period, we do a walk-through with the tenant and fill out a detailed list of the condition of the property. We also, of course, do a walk-through at the end of the tenancy. The tenant must leave the property in the same condition as they found it.

The only fee we charge our clients is 10% of the monthly rental amount. We have no re-rent fees, no new lease fees, etc. If the property needs maintenance, we have several tradesmen that will take care of repairs and upkeep.  In most circumstances, we provide 24-hour service for maintenance emergencies.
